Siding Project Update: August 19th

We hope this communication finds you well. We are writing to provide an update on the siding repair project and to outline our communication plan going forward. Currently, the Association is working on building 230 Lille, 270 Cagney, and is starting preparations for 280 Cagney. Project Update as of August 19th: 230 Lille: 1. Trim installation is 97% complete, siding is 97% complete, and painting is 95% complete. Rail repairs are 100% complete. 2. Two (2) units that required new header beams at sliding glass doors are 100% completed. 3. One (1) unit that required a new sliding glass door pan, and lath work is 50% completed. 4. Balcony flooring repairs, siding installation and stucco painting and repairs are still in process on these units. Scaffolding will remain in this area until repairs are completed. 5. There are three (3) balconies that require repairs as part of SB326 balcony inspection. Scaffolding will not be needed for these repairs. Individual homeowners will be contacted for access. 6. Scaffolding removal will begin the week of August 26th. 270 Cagney: 1. Waterproofing is 100% complete, siding installation is 85% complete, and painting is 45% complete. 2. Estimated completion date: September 30th. 280 Cagney: 1. Scaffold installation will begin on August 27th-28th. 2. Homeowners should begin to clean up patios, and balconies. Please remove items away from walls, store items elsewhere, trim plant material, and cover and protect items that can not be moved during construction. Building Project Completion: Upon project completion for each building, we will conduct a final inspection to ensure all repairs have been completed to our satisfaction. We ask each resident to also inspect the exterior of their balcony/patio for any remaining items from construction that need to be completed, are damaged or installed improperly, or may need painting touch up or overspray removal. This will help in expediating the final punch list for your building. When submitting a work order, please make sure to provide vital location information and a picture when possible. Communication Plan: To ensure open and transparent communication, we will provide regular updates through the following channels: Email Progress Reports: We will distribute written progress reports bi-weekly to all residents, outlining the work completed, ongoing tasks, and upcoming plans. Notice Boards: Important information will be posted on designated noticeboards in the mail room.
