Homeowner Responsibility Maintenance Items

In an HOA community such as Villa Balboa, it is very easy to forget about regular maintenance that is necessary within individual units. Below are a few reminders for your convenience. These are not intended to cover complete home maintenance but rather to highlight the items that cause frequent maintenance emergencies.

Plumbing

Overflow plates, shower pans, gaskets, water shut-off/angle-stop valves and toilet flappers should be inspected regularly and replaced as needed. Please be sure to seek advice from a qualified plumber for additional information.

Dryers

Dryer vents should be kept clean and free of lint. Some units have lint traps behind the dryer, which need to be kept clean as well. All dryer vents on the roof are cleaned annually by onsite maintenance staff.

HVAC/Forced Air Unit/Systems

It is strongly advised that you have a licensed, bonded and insured heating and air conditioning company install a sensor on your overflow drain. If the primary drain becomes clogged, the water will exit the overflow, and the sensor will shut off the air conditioning to avoid flooding.
